What Palo Alto homes need
Palo Alto’s stock splits roughly in two: mid-century modern — including the Eichler tracts of Greenmeadow, Fairmeadow, and Greer Park — and the earlier ranch and cottage neighborhoods around them. They fail in different ways, and the maintenance playbook is different for each.
Eichlers reward owners who stay ahead of water. The flat and low-slope roofs shed slowly, so seams, scuppers, and skylight curbs need checking before every rainy season. There’s no attic and no crawlspace — the radiant slab is the floor — which means small plumbing and electrical work routes through walls and roof chases, and a careful patch matters more than in a conventional house. The original mahogany paneling and post-and-beam ceilings are irreplaceable at any sane price; we repair and blend rather than tear out, and we treat every sliding-glass door track, atrium drain, and beam end as the maintenance item it is.
The ranch stock has its own list: original wood siding at the sprinkler line, fence runs at the end of their posts, garage doors out of adjustment, decks and pergolas from the eighties due for board-and-rail work. Sun-side wood dries and splits; shade-side wood stays damp and rots — we look for both on every visit.
Whatever the vintage, the everyday work rides along in the same visit: mounting, patching, caulk and grout in the bathrooms, fixture swaps, weatherstripping against the winter drafts.

What's the hourly rate, and how does crew size affect it?
$125/hr, and that covers a crew of up to 2. When safety or scope needs more hands — heavy carries, working at height — each additional tech is $55/hr, and we flag it before we book the visit, never after.
