How we approach it

A sticking door is usually a hinge or a strike, not the door — so we diagnose before we plane, because wood you take off never comes back. Hinges get shimmed or reset to bring the gap even, strikes moved so the latch catches on the first pull, and only then does anything get eased with a plane. Locks and smart locks are set true and, in the case of the smart ones, actually paired and tested before we call it done. Weatherstripping and sweeps get fitted to close the draft you can feel at the threshold on a cold morning.

When to book it

This is the list to fold into the first visit — it’s fast, it’s satisfying, and it’s the stuff you stop noticing only because you’ve lived around it so long.
