What Burlingame homes need

Burlingame’s best streets were built in the teens and twenties — Spanish revival with stucco walls and clay tile roofs in Easton Addition and Burlingame Park, brown-shingle and craftsman homes under the eucalyptus and oaks. These houses were built by hand with good material, and they respond to the same kind of care.

The original wood windows are the signature item. Double-hung sashes with wavy glass, casements with bronze hardware — almost always worth restoring rather than replacing. We re-rope weights, free painted-shut sashes, repair sills and parting beads, and weatherstrip so they run smooth and seal tight. Same philosophy for the interior trim: picture rail, casings, and built-ins get repaired and profile-matched, not ripped out.

The tree canopy that makes these blocks beautiful also sets the maintenance calendar. Gutters and valleys fill fast under mature oaks; we clear them before the rains and check the roof-edge wood — fascia, rafter tails, the trim behind the gutter line — where debris holds moisture against the grain. On the shingle homes, individual shingles and trim boards get replaced and blended. On the stucco homes, cracks get sealed at the window heads and parapets before winter.
