What we repair

Grout repair and regrouting of worn joints, silicone caulk cut out and re-run clean at tubs, showers, and counters, and individual tile repairs up to a few square feet — matched to existing tile as closely as the market allows. It’s water-management work as much as cosmetic: tight joints are what keep the wall behind the tile dry.

The honest limit: anything touching a waterproofing membrane or shower pan is remodel territory, not repair — and we’ll say so at the walk-through rather than caulk over a problem that needs opening up.

How we approach it

Failing grout gets raked out to sound depth, not skimmed over — a thin coat troweled onto crumbling joints looks fixed for a month and then lets go. Old silicone comes fully out, the surface cleaned and dried, and fresh caulk run in one continuous bead that actually seals the tub-to-tile joint instead of bridging a gap that’s still moving. Replacement tiles are matched as close as the market allows and set so they sit flush with their neighbors. Throughout, we’re reading the joint as a water path first and a cosmetic line second.

When to book it

Book it the moment the grout cracks or the caulk goes dark, because tile problems are cheap while they’re still cosmetic and expensive once water has been getting behind the wall for a season. If we open up a spot and find the trouble runs to the pan or the membrane, we’ll tell you plainly — that’s remodel work, and caulking over it only hides the clock.

Commonly paired with: minor plumbing for the fixtures in the same wet room and interior painting to finish the bathroom once the joints are tight.

What happens at the walk-through?

About an hour. We do a light inspection of the property — walking the rooms, documenting your mechanicals and appliances, noting any obvious issues — then sit down with your list and discuss how we can help. That visit starts your home's record.

How do I book a visit? How far out?

Add tasks in the app or by text, then book a half-day or full-day block when you're ready. Members typically get a visit within a week or two; the seasonal rush can stretch that, which is one reason members get priority scheduling.

How do the two plans work?

Annual Membership ($399/yr) is access: the documented walk-through, your list managed by us, priority scheduling, and the crew at $125/hr whenever you book. Handled ($499/mo) is "we run the home": everything in Annual, plus a seasonal care plan we execute in the background and 3 crew hours a month included.

What's included in the membership vs. billed hourly?

The membership covers the walk-through, your home record, list management, and scheduling. Labor is one published rate for everyone — $125/hr. For Handled members the included monthly hours come first; anything beyond bills at the same $125/hr.
